Pembroke Real Estate Stockholm is hiring a Project Manager

Overview

Pembroke Real Estate Stockholm is looking to hire an English and Swedish speaking Project Manager to be responsible for new development and refurbishment projects in Central Stockholm and the Nordics. Projects will range in size from SEK 100 million to SEK 1.5 billion, be located in complex urban setting and be of outstanding design, engineering and finish quality. The idea candidate is one who can manage complex, ‘best-in-class’ projects to completion while working collaboratively with Pembroke colleagues in asset management, finance, marketing and executive management in the Stockholm office and overseas.

Profile

  • Have experience from working with complex new and renovation projects through all phases: feasibility, design, planning, procurement and construction.
  • Operate with significant independence and minimal supervision as the project representative.
  • Act as the client’s representative, who will be responsible for the motivation, management and control of numerous professional advisors and contractors engaged on the project.
  • Have strong communication skills and collaborative work-style – this is essential.
  • Ability to translate, ‘bridge,’ and implement multi-national corporate standards in local Swedish projects is critical.
  • Work closely with internal project team including asset managers, members of finance and underwriting teams and marketing manager.
  • Maintain a strong network of design, engineering and other development consultants and local general contractors.
  • Meet regularly with senior management of Pembroke and other Fidelity companies.

Principal Duties and Responsibilities

  • Actively establish and monitor project goals, schedule, program, budget, cash flow, and design standards.
  • Lead and manage the performance of the external project team.
  • Participate in the selection process for the key contractors and consultants. Act as owner’s representative in the ongoing management of the key contractor in conjunction with the external project manager.
  • Serve as on-site representative of owner during all phases of construction. Identify and pro-actively act to resolve construction program and budget issues. Keep the project on time and on budget.
  • Serve as the owner’s representative during all design and development team meetings.
  • Establish and maintain clear channels of communication among all parties involved in the development process.
  • Use Yardi Construction Manager software (employer to provide training) to undertake financial and administrative duties related to the review and approval of invoice requisitions for payment, insurance matters, and change orders.
  • Responsible for managing special studies such as site evaluation, engineering surveys and space requirement analysis, as needed, for assigned projects.
  • Develops schedules and budgets for assigned projects.
  • Manages the pre-qualification and bid evaluation process for consultants, contractors, and other outside vendors and selects vendors.
  • Negotiates contract terms and conditions and insures compliance with contract term for all consultants and vendors.
  • Interact with governmental branches and regulatory agencies to ensure that projects comply with all applicable legal requirements and regulations.

Experience and Skills

  • A minimum of 7 years’ experience in management of large, complex real estate projects with responsibility for site analysis, permitting and approvals, budget control, estimating, design and construction coordination, and project scheduling.
  • Professional registration and other advanced training is preferred. Experience with ground up new construction preferred.
  • Working knowledge of CAD systems is desirable.
  • An excellent ability to communicate orally and in writing is essential.
  • Excellent customer service and analytical skills are necessary as is attention to details.
  • Excellent interpersonal skills and demonstrated ability to work in teams to achieve results.
  • Highly motivated self-starter and collaborative team player.
  • Exhibit initiative and a strong desire to achieve results.
  • Computer literate in the use of typical construction industry software packages (e.g. scheduling cost/cash flow control, etc.).
  • Experience in Yardi CM software preferred.
  • Positive outlook and sense of humor are also preferred.
  • Ability to manage communications across multiple offices and appreciate expectations of diverse cultures.
  • Ability to manage complexity and achieve results despite constantly shifting priorities
  • Organizationally/politically astute.
  • Fluent in both written and verbal English and Swedish languages.
